With entry-level homes, small is beautiful with the right treatment able to handle space effortlessly and satisfy the budget-conscious without compromise.

Such is the message merging from the Homebuyers Centre’s innovative Flutes concept which, according to sales and marketing manager Jared Stone, is becoming increasingly popular as each month goes by.

“We have built over 150 Flutes-style homes since our Ellenbrook display opened at Malvern Springs village late last year,” he said.

“As banks and lenders tighten their lending policies, homes like Flutes come into their own for their stylishness and affordability.”

In conjunction with developer LWP Property Group, Homebuyers has been marketing land and house packages from $325,000. Typical blocks in both Ellenbrook and Butler are in the 230-240sqm range.

As well as a three-bedroom, two-bathroom style picture here, the company also builds versions with two bedrooms and one bathroom (plan below).

“Dealing with compact lots means there are no wasted spaces,” said Mr Stone. “Every area has a defined function and reason for existing.”

The contemporary design embraces aspects of the traditional terrace home, highlighting a clever use of space and light, a free-flowing, open-plan layout and lofty ceilings with skylights.

Living areas flow effortlessly outside, providing plenty of rooms for family members to entertain.

Features include a gourmet kitchen with stainless-steel appliances, quality floor coverings, low-voltage feature lighting, a paved courtyard, fully landscaped and reticulated gardens, and a rear garage or carport.

The two minor bedrooms are at the front. Both bedrooms have built-in robes, while the main bedroom has a walk-in robe.

While designed specifically for first-homebuyers, Flutes homes have also proved a drawcard for downsizers, retirees and investors.
